The site sits at the crossroads of a historically heavy industrial area to the north and fine grain bungalows and cottages to the south with a gradient of scale along Rothschild Avenue. Currently pedestrians experience a dramatic contrast between these two typologies, so to reduce this effect, the site is divided into three distinct blocks and architectural outcomes, unified by common themes. For each block, the surrounding context influences the scale, modulation, proportion, building form, materiality, planning principles and landscape elements. Thus the articulation of each podium provides a series of scales and typologies, creating a gentle transition between urban fabrics.
